WHAT IS IT?

  • A concise, yet clear and easy to read review of the property condition.
  • Written in plain English, with plenty of annotated photographs and diagrams.
  • Uses a clear 1, 2, 3 condition rating system to alert you to issues that need your attention.
  • Based on a thorough visual inspection, it looks at major issues such as subsidence, settlement, damp, woodworm, and the internal and external condition of the roof and walls.
  • While no formal testing is carried out, services such as heating, plumbing, electrics and drains are checked for normal operation wherever possible.
  • Includes a general summary as well as an indication of “what to do next”.
  • Avoids caveats, exclusions and vague “further investigations” instructions wherever possible.

It is a visual inspection, so while it doesn’t include removal of fixed panels, fitted carpets, furniture and personal items, the surveyor uses his skill and knowledge to really understand how the property is performing.

It’s equivalent to a level 2 survey, but is a more thorough inspection than most traditional “Home Buyers” reports. For example, the surveyor will check the operation of most windows, rather than just a small selection.

THE SMALL PRINT

The surveyor carries out as full and thorough a visual inspection as is reasonably possible to complete.

But, for practical reasons, and to avoid causing any damage to him/herself, or to the property or its contents, he/she will not:-

  • Lift fitted floor coverings, remove fixed panels or roof insulation material
  • Report on the condition of leisure facilities such as swimming pools, tennis courts etc.
  • Carry out specific testing of boilers, plumbing, drainage and electrical installations, though will view them in normal operation if it’s possible
  • Inspect any areas which cannot be safely accessed using normal surveyors equipment
  • Carry out any form of testing for the presence of asbestos, though will comment if observing materials commonly found to contain asbestos
